Start with the home. Then compare the commitment.
Hillside Residences can be considered through an owner resale or current developer inventory. Those are different purchase structures. A resale starting price must not be combined with a developer booking percentage from a different offer.
Rapid Deals’ indicative resale asking prices are from AED 1.1M for 1BR, AED 1.75M for 2BR and AED 2.6M for 3BR apartments. Current developer quotations, layouts and payment schedules are supplied on request.
The 40% resale transfer condition
For the resale transactions described by Rapid Deals, 40% of the original SPA purchase price must have been paid to the developer before transfer can proceed, subject to Wasl’s confirmation for the selected property. This is not described as a universal RERA rule for every Dubai off-plan resale.
Payments already made count toward that threshold. It is not 40% of the resale asking price, and it is not an additional 40% on top of the seller’s existing payments. The agreed seller settlement, any developer top-up, remaining instalments and fees must be considered together.
An illustration—not a settlement instruction
Use the selected property’s SPA and statement of account. This calculator illustrates the split only. It does not decide who funds a top-up, verify transfer eligibility or include transaction fees.
Document the arrangement before releasing funds
The applicable RERA sale agreement / MOU should set out the agreed price, payments already made, any shortfall, seller settlement, remaining developer instalments, approvals, timelines and completion process. Signing an MOU alone does not complete the registered transfer.
Obtain the developer’s confirmation of the applicable NOC and transfer requirements. Check the agreed funds flow and verified payment instructions before money is released.
Buying with a mortgage
A mortgage depends on the borrower, lender, valuation, project status and disbursement conditions. A developer’s payment schedule is not a finance offer. Do not assume a bank will cover a particular instalment or approve the full amount you expect.
Choose “Mortgage” or “Need advice” in the enquiry form to discuss the next steps. The form is not a mortgage application or approval.
Handover and payment details
Request the latest expected handover and dated payment schedule for the selected property. One project-wide date or booking percentage should not be applied to every home. The selected SPA and latest written developer confirmation should be checked before making a booking or agreeing completion deadlines.
Ask for the complete purchase picture
A useful shortlist brings together the asking price, exact layout, applicable payment schedule, expected handover and transaction costs. For a resale, it should also include the original SPA price, paid amount and remaining developer balance.
Registration, trustee or service-partner fees, NOC/administration, brokerage and applicable VAT, mortgage costs and operating charges need to be confirmed separately for the actual transaction.
